Energy Performance Certificates for Commercial & Domestic Buildings
Welcome to SAP EPC Assess, we provide SAP Assessments for New Build Homes, Extensions and Conversions (change of use).
We produce U-value calculations, SAP calculations and SAP reports, Part L Compliance Check and SAP EPC (Energy Performance Certificates).
In addition to providing all the documentation required for Building Control we will offer advice and recommendations to ensure that upon completion your project complies with Building Regulations Part L and that your lodged EPC & SAP Reports are ready at completion.

SAP Calculations (SAP Calcs) are required for ALL NEW DWELLINGS (including 'change of use') and must be produced by an On Construction Domestic Energy Assessor (OCDEA or SAP Assessor) using the (FULL) SAP methodology and software (F-SAP).
Unlike EPC's for existing dwellings, a SAP EPC can be produced 'remotely' (without the need to visit site) from information supplied by the client at both the design stage and completion stage of the project. Initially a Predicted Energy Performance Certificate is produced based upon the intended design criteria then upon completion the final SAP EPC is produced as part of the compliance process to ensure that the design criteria have been met.
As the production of a SAP EPC for a NEW BUILD DWELLING is a multi-part process which is primarily concerned with ensuring your project complies with Building Regulations Part L and involves the calculation of thermal efficiencies of your fabric elements (u-values), overall fabric efficiency (TFEE/DFEE) and your overall CO2 efficiency (TER/DER) and requires specialist knowledge of :-

WHAT WE NEED FOR A SAP ASSESSMENT ... is a FULL SET OF PLANS including floors, elevations, sections and site layout ... HEATING/COOLING SPECIFICATIONS detailing space and water heating systems, ventillation and any low-carbon technologies (LZC) ... CONSTRUCTION SPECIFICATIONS including any Accredited Construction Details (ACD) used.
You can send these to us electronically or in printed format and once receieved we will be in touch to discuss your project in specific detail. (complete our SAP Questionniare)
We will 'model' your project within our software and produce some preliminary reports that we will ask you to check to ensure that we have interpreted your data correctly then depending upon the stage you are at with your project (design stage / built stage) we will produce your SAP Calculations, U-value and SAP Reports and your Part L Compliance Checklist and if compliant we can produce your SAP EPC (Pre SAP EPC at design stage, Lodged SAP EPC at built stage).
Should there be any issues with Part L compliance we will provide specific recommendations that you can consider in order to rectify this along with further copies of the compliance checklist to prove that implementing these changes will acheive compliance.
Your final SAP EPC can only be lodged at completion and if it is compliant with Building Regulations Part L.
In addition to calculating the U-Values for the Fabric of the dwelling we need to consider the efficiency of the HVAC services (Heating, Ventilation & Air Conditioning) and can offer you practical advice in ensuring that these contribute to the overall ratings rather than purely meeting minimum requirements.
SAP ASSESSMENT are required for projects involving domestic dwellings including :-
NEW BUILD dwellings ... houses, flats, maisonettes, apartments, that are self contained (ie - they have their own bathroom and kitchen) are required to comply with building regulations part L1A
EXTENSIONS to an existing dwelling ... may require a SAP Assessment if they have glazing which totals more than 25% of the new floor area and are required to comply with building regulations part L1B
CONVERSION to a dwelling ... from a commercial or larger dwelling, dividing or seperating into an enclosed, self contained living space are required to comply with building regulations part L1B
It's not only NEW BUILD DWELLINGS that require SAP Assessment you will also require a SAP EPC for highly glazed EXTENSIONS, Barn CONVERSIONS, COMMERCIAL to DOMESTIC conversions and
SINGLE to MULTIPLE dwellings (flats & appartments).
Existing Domestic EPC's and Commercial EPC's are produced using software that relies on many 'assumed' values (RdSAP & SBEM) however there are instances when calculated U-Values can give a far more accurate and representitive calculation for the property.
